Comparing condo prices per square foot without fooling yourself
Price per square foot (psf) is the most quoted number on r/SgPropertyInvesting. It's useful, but only when you compare like with like.
Last checked against official sources: 15 October 2026 (URA). General information only, not financial, legal or tax advice.
What psf is
psf is the transacted price divided by the unit's area in square feet. URA's private residential transaction data reports each caveated sale's price, area and psf, by project, unit size band, tenure and sale type. Source: URA Property Market Information.
Five checks before comparing two projects
- Same period. Prices move. URA's flash estimate put private home prices up 1.4% in 3Q 2026 alone (URA, 1 Oct 2026).
- Similar unit size. Small units usually carry a higher psf than large units in the same project, so a 1-bedroom at a high psf can still be the cheapest unit in total.
- Same sale type. Keep new sales (from developers), sub-sales and resales apart.
- Same tenure. Freehold and 99-year leasehold projects aren't directly comparable. Note the lease start date as well as the tenure.
- Same region. URA reports the Core Central Region (CCR), Rest of Central Region (RCR) and Outside Central Region (OCR) separately because they behave differently. In 3Q 2026 (flash), non-landed prices fell 0.1% in the CCR but rose 2.2% in the OCR (URA).
Look at the total price too
psf tells you the price of the space, not what you'll pay. Your loan, stamp duties (see our ABSD guide) and monthly instalments depend on the total price. Compare both.
How to pull the data
- Open URA's private residential transactions in Property Market Information.
- Filter each project over the same 6–12 months.
- Group by size band and sale type, and use the median psf. With only a few deals, look at each one rather than an average.
- Note how many transactions sit behind each number. A median of three sales says little.
